JOB TITLE: Area Construction Manager

REPORTS TO: Vice President of Construction

 

OBJECTIVE: The Area Construction Manager will lead all aspects of the day-to-day construction operations for the area which they are assigned. Acts as a strategic partner to the Vice President of Construction for the execution of goals and initiatives related to construction and quality.

JOB RESPONSIBILITIES

  • Recruit, hire, motivate, train, supervise and manage all, Superintendents and Warranty personnel for all Responsible for Area field operations and processes for home construction and warranty.
  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in area assigned in achieving desired results.
  • Work daily with construction team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to producing a quality product and customer experience.
  • Implement and monitor processes to meet the company’s high standard for quality construction, cycle time and customer satisfaction.
  • Ensure timely home completion and deliveries of 100% completed homes in area assigned.
  • Frequently inspect homes for quality compliance. Monitor process for ensuring every home meets the company’s quality standard and all work is completed in compliance with building codes, scopes of work and specifications.
  • Monitor and maintain oversight of all change orders and/or purchase orders in a community to ensure all budgets are updated to reflect correct material.
  • Ensure all punch list items and warranty items are completed in a timely manner and approved by the customer.
  • Recommend improvements in products and installation methods to reduce costs and defects and improve quality and customer satisfaction. 
  • Responsible for ALL jobsite compliance programs including training on and implementation of building codes, compliance with environmental laws, SWPPP, OSHA and other regulations.
  • Oversee all procedures necessary to maintain safe worksites. Ensures compliance by all employees, vendors and others who access construction sites.
  • Work closely with purchasing to establish the correct trade base capacity to accomplish company/community goals.
  • Provide feedback to trade partners, purchasing and the Vice President of Construction concerning the trade partner’s timeliness, adherences to construction schedules and attention to detail.
  • Handle escalated customer calls, home visits and correspondence as needed.
  • Be a respected, high integrity role model for the local and professional communities.
  • Communicate effectively at all levels through verbal and written means.

 

QUALIFICATIONS

 

  • Strong leadership/people management skills to be able to hire, coach, and retain construction personnel
  • Strong verbal and written skills, and ability to communicate clearly and concisely
  • Highly organized, highly motivated, and able to act quickly and accurately
  • Advanced knowledge of scheduling, budgeting and document management
  • Ability to read and interpret blueprints
  • Minimum 5 years’ experience in project/construction management in residential construction, or other related fields required
  • Minimum 3 years’ experience in directing and supervising construction staff
  • High School Diploma or equivalent required
  • BuildPro proficiency a plus
  • Valid Driver’s License with good driving record
  • Valid auto insurance coverage
